TAB Architectural Approval Form

Prior to starting any construction, home or yard improvements in the Trails at Brittany, please complete and submit this form and documentation to the HOA Architectural Committee for pre-approval.  The Committee will get back to you as quickly as possible, usually within a week.

Please refer to the Trails at Brittany by-laws for HOA regulations, e.g. fences cannot be solid.

Please Note:  If this is a proposal for a fence, City Ordinances require it be placed WITHIN Property Lot Lines, not on your property line.

Include any drawings, diagrams, specs, lot lines (you can use the City of Champaign interactive maps at: https://maps.ccgisc.org), contractor’s proposal/bid for work, pictures, etc. 

Acknowledgement of Liability and Compliance

By submitting this form, the property owner hereby acknowledges and agrees:  

1. No Liability Assumption:  The Trails At Brittany Homeowners Association, Inc., its Board of Directors, Committee Members, agents, or representatives (collectively, the "HOA") shall not be held liable or responsible for any damages, injuries, claims, or losses arising from work performed pursuant to an approved request. This includes but is not limited to construction, modifications, or maintenance activities conducted by the property owner, contractors, or third parties.  

2. Compliance Obligations: Approval of any request by the HOA does not relieve the property owner of their obligation to comply with all applicable laws, ordinances, regulations, codes, or standards at the local, state, and federal levels. The property owner is solely responsible for obtaining necessary permits, inspections, or approvals from relevant governmental authorities.  

3. No Endorsement of Compliance: HOA approval does not constitute verification or endorsement of the proposed work’s compliance with legal or regulatory requirements. The HOA expressly disclaims any duty to ensure adherence to such standards.  

This acknowledgment binds the property owner, their successors, and assignees.  It is recommended that the property owner consult legal counsel to ensure full understanding of their obligations.
